New Office Coming to Broadway

Hixon Properties Inc. and the Cavender family have announced plans for redevelopment of the former Cavender Cadillac dealership on Broadway and 8th Streets. The San Antonio Business Journal in late September reported on the so-called Cavender Office Project, which will unfold in phases. Representatives said the project will be sustainable and help to make this part of Broadway more walkable and connective with nearby parks, businesses and residential developments.

“We are planning a walkable neighborhood that incorporates new buildings and old,” Hixon President Jack Spector said in a Hixon press release. “Our goal is to provide an authentic experience that becomes the heart of the near-downtown Broadway corridor.” Plans call for a 140,000-square foot, six-story mixed-use commercial structure with 125,000 square feet of office space and 15,000 square feet of street-level retail space.

According to the Business Journal article, one notable feature of the redevelopment will emphasize a sustainable design based on a mass timber structural system instead of concrete or steel. In this case, the project will be unique in Texas. Lake Flato Architects and BOKA Powell are handling overall designs.  The project is expected to break ground in spring 2018. The project will be a transformation for a sector of Broadway that has accommodated its share of auto dealerships over the decades.

The Cavender dealership, which was present on Broadway for nearly three quarters of a century, departed the neighborhood for a lot on the city’s Northeast Side four years ago. The Cavenders and Hixon Properties own eight-plus acres on four blocks along Broadway, the San Antonio Express-News reported, based on Bexar Appraisal District data. Hixon has had a hand in downtown projects, such as the South Bank restaurant/retail strip, Westin Riverwalk Hotel, and The River House apartments.
