San Antonio real estate company Casey Development is proposing to build a 15-story hotel, combining multifamily, office and retail space on more than 7 acres of public land on the western side of downtown. The firm submitted plans to the city recently, in response to the city and Bexar County seeking investors to redevelop city and county property in the downtown-area Zona cultural district. The project would renovate the Continental Hotel and develop a nearby high-rise hotel.
The project, tentatively called Zona, would have the new/rehabilitated buildings flanking San Pedro Creek, which itself will undergo massive improvements. The developers renderings show greenery all along the roofs. Casey Development envisions the project helping to preserve the historic Casa Navarro site at Nueva and Laredo streets, with adjacent office space likely accompanied by below-ground parking.
Casey is working with local architecture firm Muñoz & Co., design firm FR-EE, and entertainment company Estefan Enterprises on the project. Plans are not detailed, but because the time for proposal submissions has closed, the city and county can request more details.
City and county officials have said that by putting public property on the western edge of downtown on the market, investors would be attracted at the thought of proposing quality developments. Such developments, local officials have hoped, would complement a revitalized San Pedro Creek. In turn, local officials and business leaders see the enhancement of the creek as one part of a greater rejuvenation of the western downtown area.
Notable planned projects here include Weston Urban’s 23-story Frost Tower, near Casey’s proposed development, and a new federal courthouse. There is no timeline yet by which Casey’s proposal will make its way through the city and county’s vetting process.
